I am a condo owner.. due to long work commute, I moved to a temporary housing and wanted to rent my condo out…. I signed a contract with a property management company 1.5 months back.. they have done some marketing but we had only 2 showings, but no renters yet .. no lease started… given i am losing money on this, I have decided that I do not want to rent my condo anymore and will move back to my condo… how do I terminate the contract (i am okay paying some $$ for their marketing efforts, but thats it)..
addition:.. contract has a 30 day written termination notice… so if I give the notice, and in next 30 days they find a renter, does that mean I can not move back to my condo and I am binded by the contract to rent it out?

The property management agreement should contract a provision regarding termination of the agreement. If it doesn’t then just give them written notice that you are canceling the agreement as of X date.
