		<description>Go to the tenants and put that you will take over the management of the flat until the 3 months are over, then you will pass it on to a new agent or poss keep it yourself. If they are happy with that get them to pay the rent directly to you, and contact you not the agent. Keep this between yourself.
Contact the agent and give them 3 months notice, if they are not getting anything in rent, they can not get any further charges from you. 		<description>I came across a case similar to this where a Tenant&#039;s contractual  obligations where not being met by a housing association 
They got advice from their local county council, who told them they where legally able to hold back rent because they broke the Tenant agreement

I would think, if they have failed to perform AS DELINEATED IN THE CONTRACT, you will have the right to break contract, but you will have to prove they did not perform as agreed.
